The Property Market in Pattaya Is Substantial


The property market in Pattaya is substantial and it will continue to swell. Pattaya attracts many kinds of tourist. With them comes a multitude of demands for varying types of living quarters, whether it is a house or a condo. These visitors all have different lifestyle requirements and there is probably a property to suit all their demands. These all come at various prices and in a range of size and cost. The choice is enormous. However the condo market in Pattaya is the most hazardous.
The attraction of owning a condo in Pattaya is very attractive for many reasons. They are at first sight very affordable and they offer an ex-pat instant status and fits in well with the hedonist lifestyle of the many types of visitor. Alternatively there are condos for the more discriminating and these are built to generous standards and in the better localities of Pattaya.

For the greenhorn entering this market, it is well worthwhile doing research. It is tempting to take the cheapest condo available but this would be a mistake. This will probably be located in an undesirable position and close to the rough and tumble of buzzing Pattaya. It is likely that their condo neighbours will be comatose bar hoppers, recovering from the previous day’s excesses. When not in this condition, it is likely that they will be manic and full of mischief. The novice should be looking for a Pattaya location that is generally quiet but accessible to required amenities, such as restaurants, golf courses and hospitals. Perhaps a nice quiet bar could be included as one of these amenities, if desired. However the cost of such a condo will multiply and the potential purchaser will be looking at something three or even four times the price of the standard Pattaya bar fly’s condo.
There is an easier option to obtain the dream condo but this requires cash and an acceptance to buy something second-hand. Most purchasers require something brand new and this adds a premium to the price. It is possible to save as much as a third from purchasing something brand new. Also it adds peace of mind when purchasing something which shows only minimal signs of decay after only a few years. It is customary for new properties to deteriorate with alarming speed in Pattaya.
It is very easy for an ex-pat to have legal ownership of a condo, and for many it is a convenient base during their stay in Thailand. With a bit of homework and with appropriate research, it is possible to obtain a condo that meets all the tick boxes. With too much haste and an inability to look behind the very professional marketing hype and sales pitch of the very keen and able salesmen, something very different could be acquired. They are many people who can give sound advice but perhaps it requires great skill to find them.
