Pattaya has been a city
since 1978, and is still steadily growing. It has long been a
favourite for foreigners looking for holiday homes or a permanent
residence. Condominiums are the most popular type of property for
them to buy. These range from one bedroom, compact unit’s to
luxurious penthouse suites. The process for purchase is quite
straightforward, so let us look at some of the steps you would take
if you were considering buying a condo in Pattaya.
Location – This
is of course totally your choice. You may wish to be overlooking the
beach, tucked away in a quiet soi (street), or nearer to the centre
of town and close to some of the best shopping amenities in Thailand.
You should remember that your choice of location could be totally
different dependent upon whether you are buying it for personal use,
or as an investment and intend to rent it out. If it is the latter
then you may wish to consider a condo which is closer to the beach,
and although in all likelihood it will be more expensive to purchase,
it will also be easier to rent out, and this is particularly true
during the ‘high season’.
Size – As
we have said, you have a choice of size, how many bedrooms do you
need? What living area are you looking for? Is the size of the
balcony important to you? These are just some of the questions you
should ask yourself.
Fixtures and
Fittings – A lot of the new-build condos
for sale will come fully fitted. You should consider what is included
in the price, and if this is to your design and taste. Although this
suits lots of buyers some people prefer to furnish the apartment
themselves. If this is your preference you will certainly not be
short on choice when going out and choosing such fixtures and
fittings, there are suppliers of everything you need in and around
the city.
Cost – You
should decide how much you have to spend, and never go right up to
that limit, as you will have legal fees and miscellaneous expenses to
deal with. If you are buying a condo for investment then you should
carry out some projections on rate of return on investment.
Real Estate Agent –
This is the vital ingredient you need to make
the buying of property in Pattaya a success. They will be the oil
that keeps the wheels of the transaction moving for you. Choose a
good one and you will not regret this as their knowledge and
professionalism will go a long way to making sure that any purchase
you make is a stress-free and successful one.
